I will sell at public auction to highest bidder at County Court House on 02/05/2024 at 11:00 a.m. the following property: ALL that certain piece, parcel or lot of land situate, lying and being in the County of Greenville, State of South Carolina, being shown and designated as Lot No. 267, Linkside at Bonnie Brae, Phase IV, on a plat thereof, prepared by Fant Engineering & Surveying Co., Inc., dated March 21, 2001 and recorded in Plat Book 43-P at Page 97; and being more recently shown on a survey for "Robert L. & Connie J. Bailey", prepared by Fant Engineering & Surveying Co., Inc., dated August 22, 2002 and recorded in Plat Book 46-B at Page 10, in the ROD Office for Greenville, South Carolina. Reference is hereby made to said plat of record for a more complete and accurate description as to the metes and bounds, courses and distances as appear thereon. This being the same property conveyed unto Lawarnka Hicks by Deed of Connie J. Bailey dated October 21, 2020 and recorded December 15, 2020 in Deed Book 2611 at Page 1452, in the ROD Office for Greenville County, South Carolina. TMS map: 0413.06--01-026.00

The total judgment debt set forth in the Order is $261,555.57.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: SUBJECT TO ASSESSMENTS, GREENVILLE COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES, IF ANY.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.125%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 03/06/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
