I will sell at public auction to highest bidder at County Court House on 12/04/2023 at 11:00 a.m. the following property: ALL that certain lot of land, with all improvements thereon, located in the State of South Carolina, County of Greenville, City of Greenville, being shown and designated as Lot No. 42 of Pickwick Heights, on a Survey for Larry Geiger prepared by Site Designs, Inc., dated June 11, 2020 and recorded in the Register of Deeds Office for Greenville County, South Carolina in Plat Book 1372 at Page 18. For a more complete and accurate description refer to the above referenced plat. This being the same property conveyed to Kingpriest Holdings, LLC by deed from Frank Williams, Jr. and Sherry L. Bowen dated July 10, 2020 and recorded on July 16, 2020 in Deed Book 2598 at Page 3265 in the Register of Deeds Office for Greenville County, South Carolina. TMS map: 0211000607300

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 28.00%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 01/03/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
