I will sell at public auction to highest bidder at County Court House on 10/02/2023 at 11:00 a.m. the following property: ALL THAT CERTAIN piece, parcel or lot of land with any improvements thereon, situate, lying and being in the State of South Carolina, County of Greenville and being shown and designated as Lot No. 152 of The Townes at Highgrove, Phase III on survey prepared by Freeland & Associates, Inc., dated February 14, 2008 and recorded in the Register of Deeds Office for Greenville County in Plat Book 1060 at Page 73. A more recent survey being prepared by Freeland & Associates, Inc. for Andrea Shaw, dated March 8, 2010 and recorded in the Register of Deeds Office for Greenville County in Plat Book 1101 at Page 13 on March 30, 2010. Reference to the latest survey described above is hereby made for a more complete and accurate metes and bounds description thereof. THIS BEING the same property conveyed unto Andrea K. Shaw by virtue of a Deed from NVR, Inc., dated March 24 , 2010 and recorded March 30, 2010 in Book DE 2370 at Page 1607 in the Office of the Register of Deeds Office for Greenville County, South Carolina. THEREAFTER, Andrea K. Shaw, reserving a life estate interest to herself, conveyed the subject property unto Joshua Thomas Shaw, by virtue of a Deed dated August 1, 2011 and recorded August 3, 2011 in Book DE 2392 at Page 745 in the Office of the Register of Deeds for Greenville County, South Carolina. THEREAFTER, Joshua Thomas Shaw conveyed all his interest in the subject property unto Andrea K. Shaw by virtue of a Deed dated August 6, 2018 and recorded August 7, 2018 in Book DE 2544 at Page 4290 in the Office of the Register of Deeds for Greenville County, South Carolina. TMS map: 0531.17-01-147.00

The total judgment debt set forth in the Order is $17,046.96.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.875%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
