I will sell at public auction to highest bidder at County Court House on 12/04/2023 at 11:00 a.m. the following property: NOTICE OF SALE BY VIRTUE OF A DECREE of the Court of Common Pleas for Greenville County in the case of BankUnited, N.A., Plaintiff, v. Holly E. Welch; Holly E. Welch Enterprises, Inc., and All In Credit Union, Defendants, under Case No. 2022-CP-23-06599, I, the undersigned, as Master in Equity for Greenville County, will offer for sale at public outcry at 11:00 A.M., on Monday, December 4, 2023, at the Greenville County Courthouse, 305 E. North Street, Greenville, South Carolina, the following described real property and collateral, to-wit: ALL that certain piece, parcel or lot of land situate, lying and being in the County of Greenville, State of South Carolina being shown and designated as Lot No. 29, Creek Bank Commons on a plat thereof, prepared by Perry Ray Dunn, dated June 8, 2004 and recorded in Plat Book 49-L at Page 55 in the ROD Office for Greenville County, South Carolina. Reference is hereby made to said plat of record for a more complete and accurate description as to the metes and bounds, courses and distances as appear thereon. This being the same property conveyed unto KAHREEM HOGAN, as Trustee of THE EAAHTIL LIVING TRUST by Deed of Kahreem Hogan, dated 11/14/13 and recorded 11/22/13 in Deed Book 2435, Page 1277, in the ROD Office for Greenville County, South Carolina. GREENVILLE COUNTY TMS # 0574.27-01-029.00 Property Address: 6 Rusty Court, Simpsonville, South Carolina, 29680 TERMS OF SALE: For Cash: the purchaser shall be required to deposit the sum of five (5%) percent of the amount of bid (in cash or equivalent) as earnest money and as evidence of good faith. If the Plaintiff is the successful bidder at the sale, the Plaintiff may, after paying the costs of the sale, apply the debt due upon its Mortgage against its bid in lieu of cash. Should the person making the highest bid at the sale fail to comply with the terms of his bid by depositing the said five (5%) percent, then the property shall be sold at the risk of such bidder on the same sales date or some subsequent date as the Master in Equity may find convenient and advantageous. Should the last and highest bidder fail to comply with the terms of his bid within thirty (30) days of the final acceptance of his bid, then the Master in Equity or his designated representative shall re-advertise and resell the property on the same terms on a subsequent date at the risk of such bidder. Because a personal or deficiency judgment is being demanded, the bidding will remain open for thirty (30) days from the date of the judicial sale. Persons submitting additional bids after the initial sale shall deposit five (5%) percent of their bids in cash as prescribed above. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. The purchaser to pay for documentary stamps on deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate provided by S.C. Code Ann. § 34-31-20 (B). Note: If the Plaintiff or the Plaintiff's representative does not appear at the scheduled sale of the above-referenced property, then the sale of the property will be null, void and of no force and effect. The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 198.06 per day.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 01/03/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
