I will sell at public auction to highest bidder at County Court House on 08/07/2023 at 11:00 a.m. the following property: All that certain piece, parcel, or lot of land, with all improvements thereon, situate, lying and being on the northeastern side of Monaview Street, near the City of Greenville, County of Greenville, State of South Carolina, being shown and designated as Lot 63 on a plat of Section 2, Monaghan Subdivision, as recorded in the RMC Office for Greenville County, South Carolina, in Plat Book GG at Page 151, reference to said plat being craved for a more complete description thereof. This being the same property conveyed to Juan M. Faneytte by deed from James R. Phillips, Jr., and Cynthia A. Phillips dated September 21, 1995 and recorded September 25, 1995 in Book 1623 at Page 824 in the Office of the Clerk of Court/Register of Deeds for Greenville County. TMS map: 0143000101700

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.875%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
