I will sell at public auction to highest bidder at County Court House on 01/02/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN piece, parcel or tract of land, with all improvements thereon, situate, lying and being in the County of Greenville, State of South Carolina, Oaklawn Township, located on the northern side of Bennett Street, being formerly known as a portion of Lot #34 and a portion of Lot #35 of the T. D. Bennett Subdivision recorded in Plat Book S at Page 143, now being known and designated as LOT A, as shown on a plat thereof recorded in the Register of Deeds Office for Greenville County in Plat Book WW at Page 47; reference is hereby made to said plat recorded in Plat Book WW at Page 47 for a more detailed metes and bounds description thereof. THIS BEING the same property conveyed unto April Jarrett by virtue of a Deed from Alisha Hope Hodges nka Alisha Hope McNeely dated October 5, 2018 and recorded October 8, 2018 in Book DE 2549 at Page 3318 in the Office of the Register of Deeds for Greenville County, South Carolina.TMS map: 0617.02-01-035.00

The total judgment debt set forth in the Order is $108,245.56.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.25%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
