I will sell at public auction to highest bidder at County Court House on 08/07/2023 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land with improvements thereon lying and being in the State of South Carolina, County of Greenville, shown as Lot 152 on plat entitled Fresh Meadow Farms, Plat No. 2, Section No. 1, recorded in Plat Book NN, Page 85 and having such courses and distance as will appear by reference to said Plat. This being the same property conveyed to Eric Keith Fuller by deed of Annie L. Glenn and Eric Keith Fuller AKA Keith Eric Fuller, dated October 21, 2019 and recorded October 25, 2019 in Book DE 2579 at Page 0890 herewith in the Greenville County Register of Deeds Office. ALSO: ALL that lot of land, situate in Greenville County, South Carolina, on the Northwestern side of Crestfield Road and having, according to a plat prepared by Carolina Engineering Company for Robert J. Hogan and Carolyn D. Hogan, dated August 15, 1968, the following metes and bounds to wit: Beginning at a point on Crestfield Road, approximately 660 feet from intersection of Crestfield Road with Pinefield Drive, and running thence S. 3-18 W. 224.4 feet; thence 60- 12 W. 154.4 feet to Crestfield Road; thence along Crestfield Road N. 44-56 E. 39 feet, No. 42-58 E. 100 feet, and No. 47-33 E. 69.4 feet to beginning corner. This being the same property conveyed to Keith Eric Fuller by deed of Fuller and Fuller Enterprises, LLC, dated October 25, 2019 and recorded October 25, 2019 in Book DE 2579 at Page 0894 in the Greenville County Register of Deeds Office. AND ALSO: ALL that piece, parcel or lot of land situate, lying and being in the County of Greenville, State of South Carolina, being known and designated as Lot No. 61 as shown on a plat of Final Plat of Glendale Heights of record in the Office of the RMC for Greenville County in Plat Book KK, Page 143, and being more particularly shown and designated as Lot No. 61 of Glendale Heights upon a plat entitled “Survey for Laura L. Tolbert”, dated May 20, 1994, prepared by Landrith Surveying of record in the RMC Office for Greenville County in Plat Book 27-Y at Page 38 and having the metes and bounds, courses and distances as will appear by reference to said plat. For a more accurate and detailed description as to the metes and bounds, courses and distances reference is invited to the heretofore referenced plat. The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 11.50%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
