I will sell at public auction to highest bidder at County Court House on 09/05/2023 at 11:00 a.m. the following property: ALL THAT CERTAIN piece, parcel or lot of land in the State of South Carolina, County of Greenville, near the City of Greenville, known as Lot No. 40 on a plat of Section #2, SUBDIVISION FOR DUNEAN MILLS, prepared by Pickell & Pickell, Engineers, dated June 7, 1948 and recorded in Plat Book S at Page 173 (see pages 172 - 177 for entire plat of subdivision). According to said plat, the within described lot is also known as No. 55 Blake Street and fronts on the northwesterly side thereof a distance of 70 feet. THIS BEING the same property conveyed unto Peggy Ann Sheehan by virtue of a Deed from Faye E. Nalley dated February 2, 2017 and recorded February 10, 2017 in Book DE 2506 at Page 855 in the Office of the Register of Deeds for Greenville County, South Carolina. TMS map: 0103.00-08-011.00

The total judgment debt set forth in the Order is $74,145.50.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.625%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
