I will sell at public auction to highest bidder at County Court House on 08/07/2023 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land with improvements thereon, situate, lying and being in the County of Greenville, State of South Carolina, being known and designated as Lot No. 107 Windsor Forest Subdivision, as more particularly described on that certain plat entitled "Windsor Forest II, Phase I", prepared by Anne Dunno, registered surveyor, dated March 22, 2001, recorded in the Office of the Register of Deeds for Greenville County, South Carolina in Plat Book 43-P at Page 49, and being more recently described on survey for Corey Crowley dated March 1. 2002 and recorded in the Office of the Register of Deeds for Greenville County, South Carolina in Plat Book 45-J at Page 69, reference to said plat for a metes and bounds description. This being the same property conveyed to Lenwar D. Benson by deed of Jack B. Miller and Patricia A. Miller dated April 30, 2012 and recorded May 1, 2013 in Book DE 2423 at Page 3562, in the Office of the Register of Deeds for Greenville County, South Carolina. TMS map: 0548.44-01-023.00

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.625.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
