I will sell at public auction to highest bidder at County Court House on 10/02/2023 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 98, Brook Glenn Gardens Subdivision on a plat entitled, "Brook Glenn Gardens," dated October 28, 1965, prepared by Piedmont Engineers & Architects, and recorded November 5, 1965 in the ROD Office for Greenville County in Plat Book JJJ, Page 84 & 85. Reference to said plat is hereby made for a more complete description thereof. This being the same property conveyed to Tonia S. Rankin and Matthew Robert Rankin, as joint tenants with rights of survivorship and not as tenants in common, by Deed of Allison Barton and Ronald K. Barton, dated June 8, 2018 and recorded June 8, 2018 in Deed Book DE 2540 at Page 2048, in the Office of the Register of Deeds for Greenville County, South Carolina. TMS map: T002.00-04-101-00

The total judgment debt set forth in the Order is $214,391.97.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.
This property will be sold subject to the following mortgage(s)/ senior encumbrances: NONE
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.75%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 11/01/2023 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
