I will sell at public auction to highest bidder at County Court House on 01/02/2024 at 11:00 a.m. the following property: ALL that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot No. 161, Sunny Slopes, Section Two, on plat thereof, prepared by C.O. Riddle, dated February 8, 1971 and recorded in Plat Book 4-R, Page 67 in the Office of the RMC for Greenville County, South Carolina, with reference being made to said plat of record for a more complete and accurate description as to the metes and bounds, courses and distances as appear thereon. This being the same property conveyed to Charles T. Bayne Sr. by Deed of Victor Paul Shelton dated January 30, 2006 and recorded in the Office of the Register of Deeds for Greenville County on February 3, 2006 in Deed Book 2187, Page 1996. This property will be sold subject to the following mortgage(s)/ senior encumbrances: The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances, including that senior mortgage lien given by Charles T. Bayne, Sr. to Mortgage Electronic Registration Systems, Inc. as nominee for SouthStar Funding, LLC in the amount of $80,800.00, dated January 30, 2006 and recorded in the Office of the Register of Deeds for Greenville County on February 3, 2006 in Mortgage Book 4510, Page 419.
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 13.3000.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
