I will sell at public auction to highest bidder at County Court House on 03/04/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot No. 84 on plat of OAK FOREST, SECTION 3, dated April 1979, prepared by Dalton & Neeves Co. and recorded in the ROD Office for Greenville County, SC in Plat Book 7-C at Page 81, and being more recently shown on Survey for Tiffany D. Brown, dated October 25, 2005, prepared by T. H. Walker, Jr. Surveying, and recorded in the ROD Office for Greenville County, SC in Plat Book 50L at Page 49, and having such courses and distances as will appear by reference to said plat. This being the same property conveyed to Robert L. Carnes and Marilyn L. Carnes, for and during their joint lives and upon the death of either of them, then to the survivor of them, heir, successors, and assigns forever, in fee simple, together with every contingent remainder and right of reversion as joint tenants with right of survivorship and not as tenants in common, by Warranty Deed of Tiffany D. Brown dated June 21, 2013 and recorded June 28, 2013 in Book DE 2426 at Page 5892, in the Office of the Register of Deeds for Greenville County, South Carolina. Thereafter, Marilyn L. Carnes passed away and full title passed to Robert L. Carnes by operation of Law (see SC Death Certificate File #139-14-006594). Thereafter, Robert L. Carnes conveyed the subject property to Robert L. Carnes and Shandra Carnes Browder, for and during their joint lives and upon the death of either of them, then to the survivor of them, heir, successors, and assigns forever, in fee simple, together with every contingent remainder and right of reversion as joint tenants with right of survivorship and not as tenants in common, by Warranty Deed dated April 8, 2014 and recorded April 17, 2014 in Book DE 2442 at Page 4281, in the Office of the Register of Deeds for Greenville County, South Carolina.TMS map: 0547050111100

The total judgment debt set forth in the Order is $122,541.16.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.25%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
