I will sell at public auction to highest bidder at County Court House on 09/05/2023 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL, OR LOT OF LAND SITUATE, LYING AND BEING IN THE STATE OF SOUTH CAROLINA, COUNTY OF GREENVILLE, BEING SHOWN AND DESIGNATED AS LOT NO. 30 ON PLAT OF HAMMETT CREEK SUBDIVISION, PHASE TWO, SECTION ONE, RECORDED IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY IN PLAT BOOK 45-G, AT PAGE 9, AND ON A MORE RECENT PLAT PREPARED BY PEARCE LAND SURVEYS, DATED AUGUST 13, 2003, AND RECORDED IN PLAT BOOK 47-J, AT PAGE 50 ON AUGUST 20, 2003, HAVING SUCH METES AND BOUNDS AS SHOWN THEREON. THIS BEING THE SAME PROPERTY CONVEYED TO PAUL J. AMBROSE AND LEIGH D. This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.375%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements:
Bidding will not close on sales day, but will remain open for a period of 30 days to close on 10/05/2023 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
