I will sell at public auction to highest bidder at County Court House on 06/03/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, together with any improvements thereon, situate, lying and being in the County of Greenville, State of South Carolina, and being known and designated as Lot Number 47, as is shown on a plat entitled "SURVEY FOR MARY JENKINS", prepared by I. A. Romo, PLS #12250 dated December 17, 2002 and recorded in the RMC Office for Greenville County in Plat Book 46-O page 97, and having the metes and bounds, courses and distances as upon said plat appear. Also includes a mobile/manufactured home, a 2000 Shult, VIN: HOGA17HO8254A/B.Being the same property conveyed to Mary D. Jenkins by deed of Marion Jenkins and Kenneth H. Jenkins, dated November 1, 2002 and recorded November 26, 2002 in Deed Book 2017 at Page 1778; thereafter, Mary Jenkins aka Mary D. Jenkins died intestate on June 30, 2021, leaving the Property to her heirs at law or devisees, namely, Charles Jenkins, JoeEd Jenkins, Willie Jenkins, Leonard Jenkins, Sandra Gambrell aka Sandra Dee Gambrell, Della Talley, Justin K. Jenkins, and Sharde A. Jenkins, as is more fully preserved in the Probate Records for Greenville County, in Case No.: 2021-ES-23-02057. TMS map: 0247.00-05-073.00

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.5000%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.

Bidding will not remain open after the sale.
