I will sell at public auction to highest bidder at County Court House on 09/05/2023 at 11:00 a.m. the following property: The following described property to wit all that piece, parcel or lot land, situate lying and being in the State of South Carolina, County of Greenville, Town of Fountain Inn, being shown and designated as Lot No. 50 on a plat of Sunset Heights Subdivision, which plat is recorded in the RMC Office for Greenville County in Plat Book OO at Page 314. For a more particular description as to metes and bounds, courses and distances, reference is hereby made to aforesaid plat of record Tax ID 0337 00-01-062 00. Being the same property conveyed unto Stephanie Rene Reid and William Scott Reid by Deed of Distribution from the Estate of Billy J. Reid, dated November 2, 2006 and recorded January 11, 2007 in Deed Book 2246 at Page 755; thereafter, conveyed unto Stephanie Rene Reid by deed from William Scott Reid, dated July 26, 2008 and recorded July 29, 2008 in Deed Book 2333 at Page 2212 in the ROD Office for Greenville County, South Carolina.TMS map: 03370001062

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.6250%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
Bidding will not remain open after the sale.
