I will sell at public auction to highest bidder at County Court House on 09/05/2023 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land lying, being and situate in the County of Greenville, State of South Carolina, on the Northern side of Forestville Road and being known and designated as a portion of Lot No 3 of Walter Bayne property by Terry Dill recorded in the RMC Office for Greenville County in Plat Book XXX, Page 143 and according to a survey by James R Freeland dated September 7, 1984, having the following metes and bounds, to-wit: Beginning at the iron pin on the Northern side of Forestville Road, said iron pin being 377.12 feet more or less from the intersection with Keller Mill Road and running thence N. 26-24 W. 274.52 feet to and iron pin; thence N. 61-49 E. 97.79 feet to an old iron pin; thence N. 62.05 E 40 feet to an old iron pin; thence S. 26-13 E. 278.83 feet to an old iron pin on the Northern side of Forestville Road; thence with said road S. 63-16 W. 40 feet to an old iron pin; thence S. 63-51 W. 95.88 feet to an iron pin, the point of beginning and containing 0.87 acres, more or less. Subject to any and all reservations, easements, rights -of-way, zoning and ordinances and restrictions or protective covenants that may appear of record on the premises. Being the same property conveyed to Lynda D. Finley by deed of Shirley Ann Goodwin, Maggie M. Goodwin, Kate Goodwin, Faye March and A.G. Goodwin, dated October 15, 1984 and recorded December 10, 1984 in Deed Book 1228 at Page 242; thereafter, Lynda D. Finley conveyed a one-half (1/2) interest in the subject property to William Finley by deed dated May 24, 2002 and recorded June 25, 2002 in Deed Book 1999 at Page 1613; thereafter, Lynda Kelly Finley aka Lynda D. Finley died intestate on May 8, 2013, leaving the Property to her heirs at law or devisees, namely, William Finley, Meghan Leigha Finley Tesner, Maranda Jeanette Finley Dickerson, and Marlayna Rae Finley, by Deed of Distribution dated March 17, 2015, and recorded March 18, 2015 in Deed Book 2461 at Page 3748; thereafter, Meghan Leigha Finley Tesner, Maranda Jeanette Finley Dickerson, and Marlayna Rae Finley conveyed their interest in the subject property to William Finley by deed dated May 9, 2019 and recorded May 20, 2019 in Deed Book 2566 at Page 1094. The total judgment debt set forth in the Order is $192,259.73.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.25%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
