I will sell at public auction to highest bidder at County Court House on 03/04/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL AND LOT OF LAND WITH ALL IMPROVEMENTS LOCATED THEREON, SITUATE, LYING AND BEING IN GREENVILLE, THE STATE OF SOUTH CAROLINA, BEING SHOWN AND DESIGNATED AS LOT 59, WESTMINSTER VILLAGE, SECTION 1 ON A SURVEY PREPARED BY FREELAND AND ASSOCIATES, INC. DATED JANUARY 14, 1999 ENTITLED "SURVEY FOR LOUIS CORDIER" AS RECORDED IN THE RMC OFFICE FOR GREENVILLE COUNTY, SOUTH CAROLINA IN PLAT BOOK 39-L AT PAGE 84 AND HAVING SUCH METES AND BOUNDS AS SHOWN THEREON. THIS BEING THE SAME PROPERTY CONVEYED TO MICHAEL J. ACKERMAN AND W. DARA ACKERMAN BY DEED OF LOUIS CORDIER DATED JULY 30, 1999 AND RECORDED AUGUST 2, 1999 IN BOOK 1855 AT PAGE 918 IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. THEREAFTER, W. DARA ACKERMAN CONVEYED HER INTEREST IN SAID PROPERTY TO MICHAEL J. ACKERMAN BY QUITCLAIM DEED DATED AUGUST 28, 2001 AND RECORDED SEPTEMBER 5, 2001 IN BOOK 1966 AT PAGE 403 IN SAID RECORDS. TMS map: 0540030108300

The total judgment debt set forth in the Order is $180,226.63.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: N/A

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.25%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not remain open after the sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
