I will sell at public auction to highest bidder at County Court House on 08/05/2024 at 11:00 a.m. the following property: All that certain piece, parcel, or lot of land, with the improvements thereon, situate, located, lying, and being in the County of Greenville, State of South Carolina, the same being shown and delineated as Lot 3 containing (1.914) Acres, more or less upon a survey of Carr Acres prepared by Dunn and Keith, RLS dated July 6, 1979 recorded in the Office of the Registrar of Deeds for Greenville County in Plat Book 7-C at Page 38; and having the following metes and bounds: Beginning on Carr Road at the common corner of Lot 2, Lot 3, and Carr Road thence proceeding S 80° 31' W for a distance of (588.96') feet to an iron; thence proceeding N 07° 53' for a distance of (137.00') Feet to an iron at the joint corner of Lots 3 and 4; thence proceeding N 74 ° 40' E for a distance of (487.95') Feet to an iron on Carr Road; thence proceeding down Carr Road S 26° 40' E for a distance of (151.50') Feet to an iron; thence proceeding S 36° 04' E for a distance of (40') Feet to the Point of Beginning. Being the same property conveyed to Anastacio Cruz by deed of Green Tree Servicing, LLC, dated January 28, 2014 and recorded February 19, 2014 in Deed Book 2439 at Page 2211. TMS map: 0594010104200

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 10.5000%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.

Bidding will not remain open after the sale.
