I will sell at public auction to highest bidder at County Court House on 12/04/2023 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot No. 9, Chartwell Estates, Phase II of Phase IV on plat thereof, prepared by Azimuth Control, Inc., dated February 4, 2008, last revised March 26, 2008 and recorded in Plat Book 1063 at page 55 in the Register of Deeds for Greenville, South Carolina. Reference to said plat being hereby made for a more complete metes and bounds description thereof. This being the same property conveyed to Anthony B. Segars and Sherri D. Segars by deed of Brittany C. Pirkle and Dale J. Pirkle dated March 2, 2017 recorded March 13, 2017 in the Office of the Register of Deeds for Greenville County in Book DE 2508 at Page 1233. The total judgment debt set forth in the Order is $4,288.46.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: THIS SALE IS SUBJECT TO A SENIOR MORTGAGE HELD BY ATLANTIC BAY MORTGAGE GROUP LLC RECORDED IN BOOK 5381 AT PAGE 3590.
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 18.00%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
