I will sell at public auction to highest bidder at County Court House on 07/03/2023 at 11:00 a.m. the following property: All that certain piece, parcel, or lot of land situate, lying, and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 11-B, containing 0.49 acre, more or less, Batesville Forest, Section Two, on a plat entitled, "Survey for Eugene Crook and Anita Crook," prepared by PLS, Inc., dated July 31, 2003 and recorded May 6, 2004 in Plat Book 48-L, Page 14 in the Office of the Register of Deeds for Greenville County, South Carolina. For a more complete and accurate description as to the metes and bounds, courses and distances, reference is hereby made to aforesaid plat of record. This being the same property conveyed to Timothy Scott Smith by deed from Action Builders of Greer, Inc., dated February 10, 2006 and recorded on February 14, 2006, in Deed Book 2189 at Page 987, in the Register of Deeds Office, Greenville County, South Carolina. Subsequently, this same property was conveyed to Timothy Scott Smith and Jill P. Smith by deed from Timothy Scott Smith, dated March 1, 2006 and recorded on March 10, 2006, in Deed Book DE2193 at Page 1768, in the Register of Deeds Office, Greenville County, South Carolina. Subsequently, this same property was conveyed to Jill P. Smith by deed from Timothy Scott Smith, dated June 11, 2010 and recorded June 18, 2010 in Deed Book DE 2373, Page 5759 in the Register's Office, Greenville County, South Carolina. Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
