I will sell at public auction to highest bidder at County Court House on 09/05/2023 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL OR LOT OR LAND, TOGETHER WITH ALL IMPROVEMENTS THEREON SITUATE, LYING AND BEING IN CLEVELAND TOWNSHIP, COUNTY OF GREENVILLE, STATE OF SOUTH CAROLINA ON ECHO LANE (FORMERLY CHURCH ROAD, CONTAINING THREE (3) ACRES, MORE OR LESS AND BEING SHOWN AND DESIGNATED ON PLAT PREPARED BY CHARLES F. WEBB, RLS FOR JAMES H. DYER DATED FEBRUARY 1983 RECORDED IN THE RMC OFFICE FOR GREENVILLE COUNTY IN PLAT BOOK 9-N AT PAGE 100. REFERENCE TO SAID PLAT IS HEREBY CRAVED FOR THE METES AND BOUNDS THEREOF. THIS BEING A PORTION OF THE SAME PROPERTY CONVEYED TO JAMES H. DYER AND PATSY H. DYER BY DEED OF M. L. JARRARD DATED SEPTEMBER 25, 1975 AND RECORDED SEPTEMBER 30, 1975 IN BOOK 1025 AT PAGE 26 IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. THEREAFTER, JAMES HAROLD DYER DIED ON NOVEMBER 23, 2016, LEAVING THE SUBJECT PROPERTY TO HIS DEVISEE PATSY H. DYER, AS IS MORE FULLY PRESERVED IN PROBATE FILE NO. 2017-ES-23-00883; SEE ALSO DEED OF DISTRIBUTION DATED OCTOBER 5, 2018 AND RECORDED OCTOBER 5, 2018 IN BOOK 2549 AT PAGE 2765 IN SAID RECORDS. The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.375%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
