I will sell at public auction to highest bidder at County Court House on 09/05/2023 at 11:00 a.m. the following property: ALL THAT PIECE, PARCEL, OR LOT OF LAND, TOGETHER WITH ALL BUILDINGS AND IMPROVEMENTS THEREON, SITUATE, LYING, AND BEING ON THE NORTHEASTERN SIDE OF RIGGS STREET, IN GREENVILLE COUNTY, SOUTH CAROLINA, BEING SHOWN AND DESIGNATED AS LOT NO. 19 ON A PLAT OF STAUNTON COURT MADE BY PIEDMONT ENGINEERS & ARCHITECTS DATED JUNE 1966 AND RECORDED IN PLAT BOOK PPP AT PAGE 41 IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, STATE OF SOUTH CAROLINA, REFERENCE TO WHICH PLAT IS HEREBY CRAVED FOR THE METES AND BOUNDS THEREOF. THIS BEING THE SAME PROPERTY CONVEYED TO SIMON MCCLAIN AND SHARON MCCLAIN BY DEED OF ROBERT FOGGIE AND RUTH M. FOGGIE DATED APRIL 13, 1981 AND RECORDED MAY 6, 1981 IN BOOK 1147 AT PAGE 584 IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. THEREAFTER, SHARON MCCLAIN CONVEYED HER INTEREST TO SIMON MCCLAIN, JR. BY DEED DATED MARCH 3, 1994 AND RECORDED MAY 3, 1994 IN BOOK 1561 AT PAGE 572 IN SAID RECORDS.TMS map: 0252000111500

The total judgment debt set forth in the Order is $98,648.35.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.5%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
