I will sell at public auction to highest bidder at County Court House on 11/02/2026 at 11:00 a.m. the following property: ALL that certain piece, parcel or lot of land lying, being and situate in the State of South Carolina, County of Greenville, being shown and designated as Lot 1, containing 0.35 acres, more or less, on a plat entitled "A Boundary Survey and Subdivision of 500 Hunts Bridge Rd; Prepared for Carolina Bustamante," dated November 9, 2020 and revised December 7, 2020, prepared by Atlas Surveying, Inc., and recorded in the Office of the Register of Deeds for Greenville County in Plat Book 1384 at Page 98. Reference to said plat is hereby made for a more complete description thereof. This being the same property conveyed to Asher Smiley-Swinney by deed of Jayme Constance Neider and Keith A. Butcher to be recorded simultaneously herewith in the Register of Deeds Office for Greenville, South Carolina.TMS map: B008.02-01-215.00

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 7.125%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements:
Bidding will not close on sales day, but will remain open for a period of 30 days to close on 12/02/2026 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
